this county’s growth. St. Johns County is the fastest-growing county in
Florida, up roughly 26 percent since 2020, and a great deal of that landed
here. The practical consequence for a service call is that three clearly
separated eras of kitchen sit inside one ZIP, and the failure pattern differs

## Three neighbourhoods, three different ages of kitchen

King &#x26; Bear is the oldest of the three and the kitchens show it. Original
built-in refrigeration and original wall ovens are common, and the questions
are the ones that come with age. Does the component still exist. Is it
serial-specific — manufacturers make running changes mid-production, so the
same model can take two different parts depending on when it was built. Is the
sealed system worth opening. Has the door hardware given up. We read the serial
off the rating plate and check availability before quoting, because on
equipment this age the answer to that question decides everything after it.

Murabella sits in the middle, with kitchens old enough to be out of any
warranty and new enough that every component is current and stocked. This is
the sweet spot for repair economics and the neighbourhood where we most often
talk a homeowner out of replacing something. A single failed component on an
otherwise sound built-in is almost never a reason to replace the machine,
particularly when replacing it means touching the joinery around it.

SilverLeaf is the newest and the largest, and it is where the clustering
effect is strongest: whole streets took their appliance package within the same
window, so the same fault arrives across a run of addresses in the same
eighteen months. If a neighbour’s ice maker has slowed, yours is on the same
clock. It is also where the manufacturer’s own warranty is most likely to still
be live. Where it is, the right call is to the manufacturer rather than to us —
we are an independent company and cannot make a claim on your behalf, and we
would rather say that on the phone than take the fee.

## New construction, and the faults it actually produces

Undersized openings are rare in a house this recent, because the kitchen was
framed around appliances that already existed. What is common is a change made
afterwards. A disposal swapped and the dishwasher drain hose never re-secured
to its high loop. A drawer insert fitted under a cooktop that blocks the
cooling intake, producing an induction element that works from cold and cuts
out fifteen minutes into a heavy pan. A plinth or toe-kick replaced with
something solid in front of a refrigerator grille that needs the airflow.

All three present as appliance faults and are installation faults, which is why
access is the stage we work before anything is dismantled rather than after.
Replacing a board into a cavity that is still overheating buys nothing.

## Storms and control boards

32092 gets the same roughly 68 thunderstorm days a year as the rest of
northeast Florida, and control boards degraded in July fail in October. A surge
big enough to destroy a board outright does it while everyone is watching;
smaller ones degrade components without opening them, and the board carries on
with less margin until an ordinary thermal cycle finishes it. On a hardwired
