Before anything is dismantled

How the appliance is fitted: the opening it sits in, the grille or toe-kick it breathes through, what has to come off to reach the back, and whether it rides on rails or has to be lifted.

What it settles. What the job will actually cost in time, and whether the fault is the installation rather than the appliance.

Most of St. Johns County is new. The county is the fastest-growing in Florida, up roughly 26 percent since 2020, and whole neighbourhoods in Nocatee, SilverLeaf and RiverTown are younger than the appliances in them. In those kitchens the openings, the circuits and the ventilation were designed around appliances that already existed.

The exceptions are concentrated, and they are worth a page of their own: the older parts of St. Augustine 32084, including Davis Shores, and the established end of Ponte Vedra Beach 32082 where kitchens from the eighties and nineties are still in original service.

Openings that predate the appliance

A modern built-in refrigerator, wall oven or dishwasher is manufactured to current dimensions. A kitchen framed decades earlier, or modified in a remodel somewhere in between, frequently is not — and the shortfall is usually in depth, which is the hardest direction to correct because it means moving a wall, not trimming a stile.

This matters most when something finally fails. The honest answer in an older Davis Shores kitchen is often that repairing the existing built-in is cheaper than the joinery required to fit its replacement, even when the repair looks expensive on its own. That is not a sales position; it is the reason built-in refrigeration is designed to be repaired in the first place.

Where a replacement genuinely is the answer, measuring the opening properly before anything is ordered saves a great deal of grief. Depth, height, width at the narrowest point, the swing of the door against adjacent cabinetry, and the route from the front door to the kitchen.

Ventilation that was removed by a later remodel

Built-in refrigeration and induction cooktops both need a clear air path, and in older kitchens that path has often been closed in by a subsequent renovation. A cabinet run extended, a toe-kick blocked, a drawer insert fitted under a cooktop — all of them look like joinery and all of them are appliance problems.

The symptom to watch for is thermal shutdown: an induction element that works from cold and cuts out after fifteen minutes under a heavy pan, then works again once it has cooled. Almost every time, that is cooling airflow rather than a failed board. Replacing the board without fixing the airflow puts a new board into the same oven, so to speak.

Built-in refrigeration shows the same problem more slowly. A condenser that cannot get air makes the compressor run longer for the same cabinet temperature, which reads as a refrigeration fault and is an installation one.

Circuits

Older kitchens commonly lack dedicated 20-amp circuits for appliances that now assume them. The consequences are nuisance tripping, and a noisier electrical environment for control boards in a region that already sees roughly 68 thunderstorm days a year.

This is an electrician’s territory rather than ours, and we will say so rather than quote a board. But it belongs on the list of things we check, because a board replaced into an inadequate circuit is a board that will be replaced again.

Supply runs, and the pressure at the appliance

Older houses on the coast are far more likely to have long, small-bore supply runs feeding the kitchen, often extended once or twice as the room was reorganised over the decades. The consequence is low pressure and low flow at the appliance rather than at the tap you would think to test, and the fixtures in the room can behave perfectly while the appliance behind the cabinetry does not.

That matters because low supply pressure at an ice maker or a steam oven presents exactly like a failing fill valve. The mould under-fills, cubes come out small and then hollow, the reservoir takes longer to draw, and nothing reports a fault — because the control is running a timed fill and has no way to know it received less than it asked for. Both causes produce the identical symptom and one of them is a plumbing job rather than a part.

The only way to separate them is to measure at the appliance connection rather than at the sink, which is a two-minute check and is on the list for every older kitchen we visit. Shut-off valves in these houses are worth finding before the visit, too — a gate valve that has not been turned in thirty years is its own small adventure, and it is better to know about it in advance than to discover it with an appliance half out of its opening.

What we do differently on these calls

We measure before we quote: the opening, the airflow, the circuit and the supply pressure. Those four checks account for a large share of the faults in older kitchens, and none of them requires a part. It is also why the $129 diagnostic is a flat fee — looking properly takes longer in a house where the installation is part of the problem, and the fee should not change because of it.

03 Reproduce In your kitchen The fault is made to happen under the conditions it fails in — a full cycle, a loaded pan, a door closed for an hour — rather than described from memory. Intermittent against constant. A fault that will not reproduce is a different investigation from one that will.
04 Measure At the component Electrical and thermal readings taken where the part lives: continuity and resistance, voltage under load rather than at rest, temperatures across the cavity or the coil, pressure and flow at the supply. Which component is out of specification, as a number written down, rather than which one is easiest to sell.
05 Parts Against the serial number The component identified against the model and serial, not the model alone, then checked for whether it is still current and what the lead time is. Whether the repair can be finished at all. On older built-ins this is the question that decides everything after it.
06 Estimate Before any work A written figure, itemised part by part with the labor against it, handed over before anything is fitted — including the case for not repairing it. What you owe, and whether the appliance has a future worth spending it on.
07 Verify Before we leave The appliance reassembled, levelled, resealed and run through a full cycle, with the readings from stage four taken again to confirm they moved. That the original symptom is gone rather than merely quiet. The warranty starts from the date on that invoice.
